If you need a quiet and cozy place with great potential as a holiday home or permanent residence in
a unique location, this property might suit your plans. The house is situated in the historical town
of Koprivshtica, one of Bulgaria’s tourist hotspots that has preserved its authentic character and is
the perfect base for lovers of culture and nature.

The main building consists of a ground floor (105 m²) that was converted into a cozy “tavern” with
an authentic fireplace, a bar, two toilets and two storage spaces.
On the first floor (80 m²) there is a recently installed kitchen with dining and living area, a hallway, a
bathroom and two sleeping rooms.

The property has a garden of 482 m². At the back of the garden is a shed for the storage of firewood
and tools.

A lot of renovations have already been done. The roof has been completely renewed and insulated
in 2019, we installed a new kitchen, most of the electricity system has been rewired, the chimneys
are newly built (2019), old canalization pipes have been replaced with a very good quality ones. We
even changed the drinking water source and invested in modern materials suitable for freezing
temperatures, so you have now the best drinking water at the best possible debit in town, without
being worried that pipes can freeze in the winter when you might not be there.

Possible renovations left to future owners include the replacement of some windows and
renovation of floorboards in the bedrooms. Also, the ground floor still needs some love and care,
but could easily be converted into a second living unit, airBnB-studio or a working-space…. There
is also a possibility to expand the building with two extra bedrooms. Based on the cost of the
renovations we have done so far, we estimate the remaining costs at about 15-17.000€, to bring
everything up to present-day standards.

Opportunities to buy houses in Koprivshtica are rare. Being officially recognized as a “town-
museum”, most tourists are visiting Koprivshtica for its cultural, historical, and architectural
heritage. Koprivshtica’s folk-festival (every 5 years) has been recognized by UNESCO as World
Heritage. Being situated in the very heart of Sredna Gora mountain the town offers a lot of
opportunities for active sporters, birdwatchers, photographers, artists, and nature lovers.
Koprivshtica is strategically situated between two airports - Sofia (108 km) and Plovdid (109 km),
it’s near Central Balkan reserve (possibilities for wild life/bear watching), Sopot - one of Balkans
paragliding paradises is nearby, the Rose Valley with its Thracian tombs too. There are mineral
baths in the village next door, possibilities for kayaking, mountain biking, horse riding, fishing,
paragliding, outdoor painting or just walking the many eco paths and enjoying nature.
